Meeting called to order at 10:06. Public comment will occur after the proposal has been made. Minutes for March 20, 2025 meeting approved. Meeting chaired by Com, Flores.

Proposal 1 Amendment to 4726-4756 N. RAVENSWOOD; 1801-1831 W. LAWRENCE; 4721-4759 N. WOLCOTT LINCOLN SQUARE. Sponsor: ALDERMAN MARTIN, 47th Ward

Amend Residential Business Planned Development to add Medical Uses to be placed in mixed use areas of building. Amount of space this would apply to: 56000 sq feet. Non mixed use space not affected. Dwelling unit #, parking space #, size of commercial area will stay the same.

Alderman Martin’s office, Greater Ravenswood Chamber of Commerce have provided Letters of Support submitted to Department of Planning.

Timing to occupy med usage space. Lease negotiated based on this approval. Next 60-90 days. Contract is with a dentist. Proposal approved.

Proposal - 514 W. Aldine Avenue to redevelop property with new 4-story residential building that will contain 4 dwelling units & four 4 off-street parking spaces.

Dwelling units will have 3 bedrooms, 2.5 baths. 1st floor unit will be a duplex with a family room in the basement. 2nd , 3rd, 4th floor units will be simplex units. Each dwelling unit will have a balcony. There will be a rooftop deck.

Project complies with the Lakefront Plan of Chicago and the Lake Michigan and Chicago Lakefront Protection Ordinance. Total Project Cost: $2,500,000 • Estimated Temporary Construction Jobs: 80 • Estimated Permanent Jobs: 0

Speaker: Butler Adams - Contemporary building. Should be building buildings of this size throughout city. Should compare the revenue generated by new building compared to space now as a way of supporting other buildings.

Letter of support from Ald. Lawson. Proposal meets requirements for approval.

Proposal: AMENDMENT TO PD# 1263 add GODDARD SCHOOL DAYCARE FACILITY at 727 N. MILWAUKEE AVENUE/1001 W. CHICAGO AVENUE. No other changes proposed to commercial space.

Area makeup where building is - Primarily single-family and multi-family residential, commercial, industrial, institutional and transportation/utilities.

Daycare will include max 133 children, 22 permanent employees, operate 7:00 a.m. – 6:00 p.m. M -F. There will be 28 interior parking spaces in north residential tower 2nd floor, Student drop -off/pick -up spaces, 3 parking spaces on N. Morgan St., 5 spaces on N. Carpenter St.

Charles Smith principal for project: Will cost 2.5M to 2.7M Summer buildout. Will start accepting children once get fire approval, should be complete spring next year. 2 classrooms, directors office, reception, staff area. No internal connection to other areas. Rooftop playground

Traffic Study -Area intersections won't be significantly impacted; traffic should only increase by approx 1% during weekday morning, evening peak hours. Proposed drop-off/pick-up loading zones will accommodate projected demand. Parking for employees met by existing garage

Will add 22 permanent jobs. 26% participation from Qualified Minority Business Enterprises, 6% Participation from Qualified Women Business Enterprises, 50% Participation from Chicago Residents, 10% of residents from Ward 27. Support letter from Ald. Burnett.


Proposed resolution to adopt 79th Street Corridor Plan to revitalize commercial activity along 79th Street between Ashland Avenue and Vincennes Avenue and South Halsted Street from West 77th Street to West 83rd Street.

Some goals for proposal include creating more places for people to live, shop, work in area, facilitate walkability, new housing near transit; Replace vacant lots with commercial, residential or open space uses; Attract and retain new retail; Make community more transitfocused

Pub Speaker Butler Adams: Will help buildup opportunities in Auburn/Gresham. Pop has decreased by 20K - this would help attract people back to neighborhood. Suggested proposal be amended to half mile east since have redline stop.

Ald. LaSpada - Concerned about zoning saying precludes types of develop fo. residents. How define residence center? Ans: More density with mixed use, bigger commercial use like pharmacies, groceries; areas for smaller businesses e.g. restaurants more amenable to neighborhood feel

Rep for Ald. Moore - Community excited to have this development. Reminder that community was very involved in the plan. Came out to discuss proposal and say what they wanted at all meetings addressing development so it is what THEY want.

Supported by 17th Ward – Ald. Moore, 6th Ward - Ald. Hall, with letter of support from Ald. Hall. Vote: Proposal meets requirements for passing.

Proposal: Plan Consolidation Report for South Branch of Chicago River, from Ping Tom Memorial Park to Western Avenue, to integrate past government, community efforts into comprehensive strategy with implementation plan to drive riverfront access and improvements,

Over past 10 years, community groups have taken lead in recommendations for development along South Branch.

Timeline - Phase 1 sessions w/ sister agencies, aldermanic offices; Phase 2 existing conditions re: Riverfront infrastructure, public realm, open space, transport access, land use, zoning; Phase 3 Strategies, Alignment Synthesis of Phase 1 & 2. Adoption of plan expected Fall '25

Question - Will they reach out to departments that did other studies? Answer yes, they are already on board. Will continue to engage with them and any other organizations that can improve knowledge help with recommendations

Ald. La Spata: Reach out to communities, community engagement in past so not doing new again now with other community groups? Ans: Not rigid in engagement plan and only sticking with groups already on board. Engagement will be fluid.

Quest: What Environmental group engaged with to ensure best practices upheld. Ans: Have engaged with environmental groups in past will cont. to do so in future.

This was just information report so no vote regarding adoption.
